Frequently Asked Questions (FAQ)

A residential appraisal estimates the market value of your property, in association with various real estate transactions, including: buying/selling, financing/re-financing, litigation, and property taxes. Appraisals considers comparable sales, property condition, and market trends.

A home inspection evaluates the condition of the home’s structure, systems, and safety features. While appraisers may note obvious issues, inspections are more detailed regarding repairs and maintenance.

A residential appraisal gives you an accurate market value of your property. It helps you make informed financial decisions during various real estate transactions, including: buying/selling, financing/re-financing, litigation, and property taxes.

Yes. USPAP-compliant appraisals are the industry standard and accepted by lenders, courts, and government agencies. WB Appraisals, LLC ensures every report meets these standards.

Appraisers consider:

  • Recent comparable sales in your area
  • Your home's size, features (i.e., renovations and upgrades), and condition
  • Market trends and neighborhood factors

Yes, certain renovations may increase value, especially those that improve aesthetic appeal or functionality, such as:

  • Adding living spaces
  • Bathroom or kitchen upgrades
  • Energy-efficient improvements (e.g., ENERGY STAR appliances, HVAC, insulation, solar panels)

However, appraisers consider neighborhood factors: over-improving beyond neighborhood standards may not fully increase value.

Each appraisal is custom and based on a variety of factors, including property size, type (e.g., single-family versus multi-family), and complexity.

Typically, appraisals take 3–7 business days to complete. Complex properties or large homes may require additional time. We always communicate expected timelines.

Most reports are delivered electronically within 3–7 business days.

Appraisal reports are typically valid for 90–180 days, depending on the type of transaction and market conditions. For refinancing or legal matters, shorter or longer validity may apply.

Homeowners (or anyone with the homeowner's consent) are welcome to walk through the property with the appraiser. The homeowner can point out features, including renovations and upgrades that may affect value.

Absolutely. A thorough inspection of both the interior and exterior is conducted to assess size, features, and condition (i.e., renovations and upgrades). This ensures an accurate appraisal report.
